TMF Services LLC
Three ways to light a property
Some properties want year round landscape lighting on the walkways and trees. Some want a seasonal Christmas display that goes up in November and comes down in January. Some want permanent LED fixtures that stay mounted and change color for whatever the calendar calls for. TMF Services installs all three, and the same crews that handle our irrigation and landscape work run the wiring.
Lighting Services
Our Lighting Services
Pick the option that fits the property, or combine them. We walk the site after dark, show you where the fixtures go, and give you a written estimate.
Landscape Lighting
Low voltage path, tree, and architectural lighting that stays up year round and makes a property safer to walk after dark.
Christmas Lighting
Roofline, wrapped trees, and lit walkways for the season. We install it, service it, take it down in January, and store it.
Permanent Outdoor Lighting
LED fixtures mounted in track under the eaves. Warm white every day, holiday colors when you want them, no seasonal install.
Repairs and Service
Dim, flickering, or dead fixtures get diagnosed and repaired, including corroded connections and failed transformers.
Design and Layout
We map fixture placement around the walkways people use, the trees worth showing off, and the dark corners worth fixing.

FAQ
Frequently Asked Question
What is the difference between landscape and permanent lighting?
Landscape lighting sits in the beds and along the walkways and stays warm white. Permanent lighting mounts under the roofline and changes color, so the same fixtures cover everyday use and the holidays.
Do you install lighting for commercial properties?
Yes. We install for residential, commercial, HOA, and managed properties throughout the DFW metro.
Can you repair a system you did not install?
Yes. We troubleshoot and repair existing low voltage systems, including transformers, wiring, and individual fixtures.
How long does an install take?
It depends on the property size and the fixture count. We give you a timeline with the written estimate before any work starts.
